There is a large, open living room with triple sliders to the screened lanai. Enjoy the spectacular water view in this beautiful home! The home is beautifully furnished, the living room has leather sectional seating and a large flat screen TV. There are pocket sliders that open from the living area to the lanai exposing a gorgeous pool and canal! There is formal dining for 6. The kitchen has granite counter tops, stainless steel appliances and a breakfast bar with 4 bar stools. The breakfast nook has a high top table and 2 chairs. The master bedroom offers a king bed, flat screen TV and sliders to the lanai. One guest bedroom has twin beds and the other has a queen bed. Each guest bedroom has a TV. All of the TV"s are HD and the DVD player is a HD Blue Ray. The master bathroom offers a walk-in shower and garden soaking tub. The guest bathroom is also a pool bathroom. The office has a desk and futon. There is plenty of seating in the screened in lanai area. The pool is solar heated with an electric heat pump backup. This home is in a great location, it is located off of Del Prado near the Coral Point Mall, a variety of restaurants, shopping, banking and numerous amenities! There is an easy commute to Pine Island, Matlacha, Fort Myers River District, Sun Splash Water Park and Shell Factory and Nature Park. The beaches in in Fort Myers, Sanibel, Captiva and Bonita Springs are about a 30 minute car ride.

The amount due for vacation rental: Rent plus state and local tax, Processing Fee of 95.00 plus state and local tax, Departure Clean plus tax and a Security/Damage Deposit. One or more of the following may apply (subject to tax): Condominium Application Fee, Community Application Fee, Golf Transfer Fee, Utilities such as electric, and if applicable, a Pet Fee.





A Security Deposit is required with all reservations and shall not be applied to the rent. Owner may apply the deposit to satisfy any obligation of Tenant(s) to Owner, Broker, or any third party including, without limitation, electric, telephone, additional cable, cleaning charges, missing or broken access devices, wire transfer or bank charges, taxes, and damages of any nature. Any remaining Security Deposit balances will be refunded to Tenant(s) after all final bills have been received by Owner (refunds may take approximately 60 days to allow for receipt of final bills). Any damages caused by Tenant(s) or their guests may be deducted from the Security Deposit but will not operate to limit Tenant(s) liability for amounts exceeding the amount of the Security Deposit. Tenant(s) agree to submit payment for long distance, utilities and any premium charges as they are submitted to Tenant(s) during the term of the tenancy. Any additional sums due over and above the amount of the Security Deposit shall be payable upon demand. Tenant(s) and Owner agree that the Security Deposit, notwithstanding the label, shall not be treated as a security deposit under Florida law and Tenant(s) waive all rights and claims (including, but not limited to notice requirements and causes of action) relating to security or other deposits as set forth in Chapter 83, Florida Statutes.


CANCELLATION POLICY:  Tenant(s) may, upon providing Broker with written notice by certified mail, cancel this Agreement (“Cancellation”). If Tenant(s) cancel this Agreement prior to the check-in date, Tenant(s) shall be obligated to pay all rents, fees, and other payments paid, or to become due, pursuant to this agreement (other than the Security Deposit) as liquidated damages for such cancellation.  Tenant(s) will be eligible for a refund minus a $150 cancellation fee provided that Broker, using efforts it deems reasonable in its sole discretion, places a replacement tenant for the same rental period at the same rental rate (shorter periods and/or lower rent will result in a pro rata reduction of the refund). Owner and Broker shall not be responsible for any costs Tenant(s) may incur for travel or other arrangements in the event of cancellation by Owner or Tenant(s). Broker recommends that Tenant(s) obtain travel insurance but makes no representations regarding the scope of coverage under any such insurance policy.
